GOOD TIME FOR SPA & WELLNESS IS COMING

Coming years will be prosperous for wellness branch, and Polish companies have a big chance to take advantage of it. Experienced stonemasons may be given an unusual opportunity to carry out individual projects and make their customers’ ideas come true. Many architects believe that the most lucrative orders are still ahead of them!  

kapadocja 1Contemporary bathrooms, no matter if they are in private houses or public places, stopped being treated only as personal hygiene related places. So is the case with interesting changes that commercial buildings (which originate from European spiritual and material culture) are undergoing. Ancient Greeks and Romans were first who noticed the unbreakable bond between physical and mental health. All of us heard about famous Roman baths which in time turned into huge leisure centres which attracted a lot of people. The time of their prosperity is as early as 1 century BC. It was in the Roman baths where social life, and sometimes a political one, of the ancient polis was led. Except for rooms with pools, there were also massage parlours, playgrounds, libraries, rooms for playing dice, and even cafes. The fact that the baths became much less popular as the Roman Empire was coming to its end is another story.

19th century was the time when places of this kind were coming back to favour, but their look changed. Deriving from Greek and Roman achievements, European architects started to design health resorts which resembled ancient baths. Modern terms are brought into existence, “spa” being the most popular one. Today the name “spa” is said to be derived from Latin words sanus per aquam (health thanks to water), although in reality the name originates from the name of Belgian town Spa, which was famous in 16th century for its healing water. This Belgian health resort became the most popular in 18th and 19th centuries, when treatments with the use of healing water became the most popular way of spending free time. It is worth to say that the word “spa” which means a place not a treatment was first used in 1596 by Dr. Timothy Wright who called Harrogate (first English resort of this kind) like this.

spa 2The term SPA is often used together with the term wellness. The wellness philosophy was created by an American doctor Halbert Dunn in 1959 in order to promote fitness. Bath is again becoming a ritual, promoted also by doctors as a new cure for many health problems. Searching for the balance between body and mind is becoming the main inspiration for new theories. From 19th century on there are more and more centres famous for steam baths in which every treatment is a multi-stage ritual that includes sauna, massages, baths, a stay in a tepidarium, mixed with each other in various combinations. From that moment on the beneficial influence of warmth and high air humidity are building foundations for wellness tourism branch.    

Market of wellness tourism

The results of the research concerning the development of the global wellness & spa market were presented for the first time in history in October 2013. The meeting in India attracted a few hundred experts from 40 countries. The report entitled “Global Wellness Tourism  Economy” is extremely optimistic. According to the data presented by SRI research organisation, right now wellness tourism is developing faster than any other sector of tourism! Its current value is estimated to be nearly 439 billion dollars and is going to reach 679 billion dollars by 2017. It is estimated that this sector is going to grow every year by about 9% and will soon dominate other tourism branches. According to the specialists, global changes in lifestyles of societies are responsible for such a high growth. The need to be in good health and to keep a good psychophysical condition is becoming the main reason for tourists to travel.

spa 3Experts estimate that spa will be still playing an important role in the development of the whole wellness tourism market. Today 41% of its value is generated by spa tourists. Apart from travelling to wellness hotels and thermal springs, other sectors such as eco-tourism, yoga and fitness centres and others that help to restore harmony and well-being, are also developing quickly. Surprisingly enough, the research show that wellness tourism is especially popular among local tourists. Their travels constitute 84% of all travels. The customers of this market are mainly middle-class residents of industrialised countries who are well-educated and quite rich. The abovementioned report predicts that in 2017 this market will be driven mostly by tourists from Asia, South America, the Middle East and North Africa.     

- Surprisingly, Poland has a very big chance to take advantage of this situation. The authors of the research believe that Poland will be one of six most popular countries on the European spa map – says Arkadiusz Dawidowski, the president of the European Spa Foundation and the managing director of ForSpa.
One thing is certain. Wellness is getting and will be in the future an important element of global economy, which makes it a huge challenge for numerous architects and designers. It is not only about building fully functional facilities, but, they must be, above all, aesthetic, showing the synergy of light and space. The specialists are expecting that the architecture will be closely related to the whole strategic concept of the centre and will be based on a holistic planning. If it comes to the materials used, natural materials must be a priority.

spa 4Should we really treat projects with the use of natural stone in such facilities (spa, wellness, saunas, swimming pools, relaxation and health centres...) as a quintessential example of cooperation of specialists in various fields? Is uncompromising approach to materials used, with as high quality as possible, going to be an indication of competition growth in our branch? The opinion is divided, because the biggest problem can be the weakness of Polish middle class. On the other hand, Poland is one of the countries in which sport-related construction industry is developing really fast, and the need to renovate swimming facilities and to build new ones (famous aqua parks) has recently become an impulse for organising nationwide conferences which aim at promoting technological innovations, sharing experiences and getting familiar with complexities of investment processes. We need to be aware of the fact that so far investments sponsored by public money have dominated this market sector.  

- Another serious problem is what public investors are doing – says an architect who deals with projects contracted by local authorities. He wants to stay anonymous.
- A public investor is supposed to use exclusive materials (including stone) sparingly. If a cost estimate is exceeded, which is a common practice, then what we are left with is to save on materials. It is hard to save anything by limiting, for example, the dimensions of a swimming pool. Instead of a high quality stone, the cheaper Asian one is chosen, and if it is not enough, the surrounding of the facility is paved with concrete cubes. It is very difficult to convince such investors that concrete cubes just do not suit such facilities. Concrete cubes bring to mind ... car parks. But stone should be chosen not only because of aesthetic qualities of such facilities as, for example, outdoor swimming pools. As we know, dripping water is a problem for a surface made of concrete cubes since it flushes sand out. In Western Europe we can find examples of stone foundations which are resistant to this phenomenon. Another thing is that shaped elements cost much more. Most importantly, such projects are well thought-over and they will be used by a few generations and their maintenance costs will not be high!   

Flagship spa standards

spa 5It is estimated that there are more than 200 various spa centres in Poland. Spa & wellness centres situated in hotels constitute a significant part of it. Spa Prestige Design Award, a competition which has been organised since 2012, promotes most interesting design ideas used in facilities in Poland. Stone is far from being the most popular material in the projects which have won this competition so far. Reinforced, openwork glass structures are on the top of the list. Among the projects in which stone was used we can find some by SpaZONE, for example: Arłamów Hotel – the biggest spa resort in Poland with the area of about 5000 square metres, with granite and marble surfaces, Fitness Academy Sky Tower – where slates were used and, above all, Hotel Poziom 511 which was built on a natural rock!
- Designing a spa resort means thinking about numerous issues that are related with specific functions of this facility – says Grzegorz Sroga, a sales director of SpaZONE.
- A specific climate must be built as a result of conscious and well thought-over architectural solutions, appropriate selection of light sources and finish materials. It matters if the materials among which we stay are raw and minimalist or rather smooth and pleasant to the touch, flimsy and light – their selection depends on design requirements for the whole facility. Nowadays, trendy solutions include modern forms with a lot of glass elements; slate walls are frequently used instead of traditional boards in saunas. It is important to use Abachi wood to make benches on stone walls.

Our interviewee informs us that we are moving away from traditional Roman baths. Even such rooms as a hamman (Turkish baths, editorial note) are built in a modern way, combining a marble table with, for example, wall covering made of korian. Any barriers? Of course... the cost of materials. Stone for 300 PLN (ca. 75 euro) per sq metre is most frequently selected.  More expensive materials are chosen very seldom.
What else should we know and what hints should we get? Architects inform us that building stone suppliers should remember about technical and legal requirements. For example, anti-slip standards. It is often so that lack of required documentation disqualifies stone.
- But it is changing, too. Actually, we are still ahead of the building boom for this type of facilities. I can say that there are three such unprecedented projects, which private investors are getting ready for. Ultra luxury aqua parks with a lot of stone inside will be built – reveals an architect who deals with sport and recreational facilities.  
- The price of stone is competitive today and that is why it wins against other materials. This is the most important argument for stone branch.

Luxury for everyone?

spa 6Stone branch in Western Europe is following the old path. The awareness of high quality of natural stone can be often seen on drawing boards. Seemingly risky applications made of stone which is less resistant to moisture absorption prove that if a project is made with proper respect to materials, we will be able to admire the effect for many years. Wellness Waer Waters is an interesting example here – a brand new spa complex built on the outskirts of Brussels.
- The facility was inspired by a legendary Therme Vals – a Swiss spa & wellness parlour, finished with natural stone from top to toes. We are proud of the fact that the investor has chosen Beltrami company to work with – says Gabriel Gajcy from Beltrami Polska.
- Requirements for floor and wall covering were very high. Spa & beauty parlour is a place where materials are exposed to extreme moisture and changeable temperatures. Therefore, practical qualities are even more important than aesthetic ones. After talking to many architects and searching for a perfect material, we decided to use Indian limestone Raja Black. This stone has a very coherent structure, it absorbs little moisture and, thanks to its natural surface, has anti-slip properties. Apart from this, Raja Black is resistant to frost, which made it possible to apply it both inside and outside of the buildings.   

In the project, except for the abovementioned Indian material, Belgian limestone Bluestone was also used. Interestingly, the elements used in this project have been 100% “recycled”, because they were previously used as a finish in the factory located nearby.
It seems to be hard to find a better example of a conscious approach to life cycle of stone building materials. Stone wins also here. We hope that spa & wellness culture will be popular in Poland, too, including also private houses. There are many inspiring signals coming to us.
- Last year I had an opportunity to do an interesting project: building a full size spa in a private house. Two saunas (wet and dry), aerobics room – in total over 600 sq metres of stone surfaces, including three bathrooms and a kitchen – says Jakub Karykowski from P.P.H.U."JAKAR".
- It required a lot of work and I really consider the whole order as a prestigious one, because we learnt a lot from it. The most important thing is that the effect was satisfactory to the customer, and that he most probably will ask us to make a whirlpool bath, too. Probably, when building another villa, he will also contract all stone works to us.  

Our interviewee says that we can see a certain pattern in individual customers’ expectations. Raw and rough finish of stone surfaces, instead of, for example, polished ones, are becoming more and more trendy. They work well for spa projects. The abovementioned project was done in cooperation with ARC Artur Arciszewski design studio.  
- We wanted to use brushed travertine and marble Rainforest Green tiles – says the architect.
- Simplicity is important, and stone is better than ceramics because when using much bigger surfaces we can save a lot on labour intensity of stone works.
